Title Search
We conduct a thorough examination of public records to ensure that the property's title is clear and free of any encumbrances or defects. This search helps identify any outstanding liens, mortgages, unpaid taxes, or legal issues that may affect the property's ownership.
Escrow Services
We act as neutral third parties in real estate transactions by holding funds and important documents in escrow until all conditions of the sale are met. This ensures a secure and transparent exchange of money and property between the buyer and seller.
Closing Services
We facilitate the closing process by coordinating with all parties involved, including buyers, sellers, real estate agents, lenders, and attorneys. Star Title will prepare the necessary closing documents, oversee the signing of paperwork, and ensure that all legal requirements are met for a smooth and efficient closing.
Title Clearance
If any issues are discovered during the title search, such as unpaid debts or unresolved legal claims, we work to resolve these issues and clear the title before the transaction is finalized. We may be able to negotiate with creditors, obtain lien releases, or assist in resolving legal disputes to ensure that the property's title is marketable.
Document Recording
After the closing, we are responsible for recording the deed and other legal documents with the appropriate government office to officially transfer ownership of the property. This step ensures that the transaction is legally binding and the new owner's rights are protected.
